ESG and office refurbishment in the top 7
Weak energy performance can weigh on lettability, financing and capex requirements. What a repositioning means economically.
In the office segment, ESG has moved from a reporting duty to a valuation question. Weak energy performance can weigh on lettability, financing, capex requirements and investor interest. How strongly depends among other things on location, use, asset quality, modernisation potential and buyer profile.
What occupiers now require
Large occupiers have their own climate targets and need reliable consumption data for their reporting. A building without a metering concept and without certification can drop out of tender processes early — depending on the occupier group, location and available alternatives.
Green leases govern data exchange, consumption targets and participation in modernisation. Their reach depends on the specific agreement.
Putting CRREM in context
CRREM pathways compare a building's modelled emission intensity with a decarbonisation pathway. Where the pathway is exceeded in the model, this is referred to as the CRREM misalignment year — previously often called the stranding year.
That year is a model output based on assumptions about consumption, energy carriers and pathway. It implies neither an automatic loss in value nor that an asset is no longer economically usable. The asset-specific review remains decisive.
The arithmetic of a repositioning
On the cost side: façade and windows, building services, lighting, often a new space concept, plus rental void and interim financing. On the income side: achievable new letting rent, marketing period, exit assumption and available financing terms.
The measure can work where the achievable new letting rent is materially above the passing rent and demand in the location genuinely exists. There are no reliable blanket figures per square metre for this.
Financing the works
A classic bank financing rarely covers the construction phase in full for a vacant asset. In practice we work with a combination of senior financing on the standing value and an additional tranche for construction cost, refinanced after completion and letting.
Evidenced pre-letting can noticeably influence terms; the level required differs by lender, asset and market environment.
In short
A repositioning works via the achievable new letting rent. CRREM results are model statements — they do not replace the asset-specific review.
